Buying a house. Selling one. Or just sick of wondering whether that 1970s wiring behind the wall is still safe. A proper electrical safety inspection gives you the answers on paper, not a shrug and a guess.

What homeowners never see coming

Electrical faults are quiet. A board that trips every other week. A power point that crackles when you pull the plug out. A cable running hotter than it should inside a wall cavity you’ll never open. None of it puts up a warning sign until the day it does, and by then you’re dealing with a real problem.

Plenty of homes around Brisbane and Logan went up before the current safety rules existed. A house built before 1992 might have no safety switches at all. In parts of the Centenary corridor, older aluminium wiring still turns up in roof spaces. You can’t eyeball any of that from a ladder. You need a licensed sparky with a test meter and the time to actually open things up.

What we check

Here’s what gets looked at, in plain terms.

Switchboard and RCDs. We open the board, look over its condition, and test every safety switch (RCD) to confirm it trips in time. Old ceramic fuses get flagged. If the board needs replacing, our switchboard upgrades page walks through what that job involves.

Wiring condition. We check the accessible wiring for damage, brittle old insulation, and dodgy past work. Where something needs a closer look, we say so rather than guess.

Power points, switches and fans. Loose connections, scorch marks, outlets with no earth. Found and noted.

Smoke alarms. Queensland law requires interconnected photoelectric alarms in every home by 2027. We test each alarm and tell you exactly what’s missing. There’s more on that at our smoke alarm installation page.

The usual culprits. Overloaded circuits. Missing earths. Two cables jammed under one breaker. DIY work that was never going to meet code.

You walk away with a written report. Real findings, written so you can read them.

Signs it’s time to book one

  • Breakers tripping for no reason you can point to
  • Lights that flicker when nothing’s switched on
  • Power points that feel warm, or show scorch marks
  • You’ve just bought, or are about to buy, a home built before 2000
  • A property manager or landlord wants documentation
  • Nobody’s looked at the wiring in over ten years

For sales, purchases and rentals

Buyers use the report to negotiate. Sellers use it to show the place has been looked after before it hits the market. Landlords use it to prove to a tenant or property manager that the home meets its safety obligations. The report goes out under our licence (QLD electrical licence 1513082), so it actually carries weight.

What it costs, honestly

A basic safety inspection on a standard Brisbane home usually lands somewhere between $150 and $350. A bigger house, an awkward switchboard, or a request to test every single circuit all add time, and time is most of the cost. Either way you get a fixed quote before we lift a tool, so nothing on the invoice is a surprise.

Find a fault? We quote the repair separately. You decide what’s worth doing and what can wait.

Why book us

We’re a local crew working out of Brisbane’s western suburbs, not a call centre handing your job to whoever’s free. The sparky who inspects your home is the one who signs the report. Five-year written workmanship guarantee on any repair we carry out. No call-out fee. Full insurance, and a certificate of compliance whenever the work needs one.

Common questions

Do I need to be home? Yes. We need into the switchboard, the roof space where it matters, and every room. Set aside two to three hours for a full house.

Will I get a certificate of compliance? The inspection report and a certificate of compliance are two different things. If we go on to do rectification work, that work gets its own certificate.

Can you inspect before settlement? Yes, with the seller’s permission. We work to your timeline and can often get there within a few days. Call 07 3186 2450 to check what’s open.
