Westlake is built around its lake. The suburb takes its name from the artificial one near the centre, fed by a weir, and the streets fan out from there toward the Pullen reach of the Brisbane River. It’s one of the Centenary suburbs, planned out from the 1970s, with the riverside blocks filling in through the late 1980s and 1990s. This is our home patch. We’re based right here in Westlake, so a job in your street is minutes away, not a trek across town.

The wiring hasn’t kept up with the houses

Plenty of Westlake homes went up between the late 80s and the 2000s. Solid brick, generous blocks, often two storeys. The bones are good. The switchboard usually isn’t.

When these places were wired, a household ran one split system, a single oven, and not much in the garage. Now it’s ducted aircon, an induction cooktop, a home theatre, maybe an EV charger out the back. The original board was never sized for that, so circuits trip, and there’s often no spare room to add a dedicated one without replacing the lot.

Ceramic fuses still turn up in this part of 4074 too. If your board hasn’t been touched in twenty years, it’s worth a look. A switchboard upgrade with proper RCD protection is a one-day job on most homes, and you get a certificate of compliance when we pack up.

Pools, spas and lakeside frontage

There’s water everywhere out here. Backyard pools, spa heaters, and the lake and linear reserves running through the suburb. Pool pumps, underwater lighting and automation all carry specific bonding and RCD rules under the Australian standards, and getting them wrong won’t just trip a safety switch. It’ll fail a pool safety inspection.

The 2011 flood followed the water, homes backing onto the lake, the riverside reserve and the inland reserves all copped it. If your place took water back then, or you’re buying somewhere near the bank now, the electrical damage isn’t always obvious on day one. Corrosion creeps through switchboards and conduit and shows up months later. An inspection before you settle is cheap next to what it sorts out.

Lighting that suits the house

Westlake homes lean toward high ceilings, feature walls and big outdoor entertaining areas, often with the lake or river in view. The lighting should work with that, not just a grid of downlights spaced at even intervals. Power points and ceiling fans come up constantly here. Older homes never had enough double GPOs in the right spots, and a big two-storey house needs fans pulling their weight from October through to March.
